Map your fixed points
Start with school options, workplaces, regular appointments and the places your family expects to visit often.
Write down arrival times, pickup responsibilities and which journeys need to happen on the same day.
Check the journey, not only the distance
Try routes during likely school and work travel times. Compare driving, public transport and school transport where available.
Include walking access, transfers, waiting and pickup arrangements in the comparison.
Write a home brief
Separate non-negotiables from preferences: bedrooms, workspace, accessibility, outdoor space, pets and lease duration.
Set a complete housing budget including rent, deposits, utilities, transport and moving costs.
Agree the compromises together
Compare a small number of areas using the same criteria, then inspect individual homes and their actual surroundings.
Connect property decisions to your school and residence timeline rather than treating each as a separate purchase.
